What actually moves a commercial price

Scope, not square feet

Commercial bids vary because scopes vary. Ask every bidder to price the same written scope — materials, warranty term, permit responsibility, and after-hours labor — before you compare numbers.

Downtime is a line item

Night and weekend work carries a premium, but it's usually cheaper than lost revenue. Decide which one you're optimizing for and tell the bidders so the quotes are comparable.

Roofs are systems

Low-slope commercial roofs (TPO, EPDM, modified bitumen) get repaired and restored far more often than replaced. A coating or targeted repair can buy 5–10 years for a fraction of a tear-off.

Preventive beats reactive

Quarterly rooftop unit service and annual roof inspections cost a small fraction of an emergency replacement. Most commercial surprises are deferred maintenance showing up all at once.
