Common questions

How long should my roof last?

Three-tab asphalt: 15–20 years. Architectural shingle: 20–30. Metal: 40–60. Tile: 50+. Age alone doesn't mean you need a replacement — condition does.

Will insurance pay for it?

Usually only for sudden damage like hail or wind, not wear and tear. Get an inspection documented with photos and dates before filing.

Repair or replace?

If the damage is under roughly 30% of the roof and the roof has more than 5 years of life left, repair is normally the better value.

Things to watch out for

  • Storm-chasing crews that knock on your door after a hailstorm and want a signed contract the same day.
  • Any contractor asking for more than a third of the project cost up front.
  • Quotes that don't specify shingle brand, underlayment type, and whether a tear-off is included.
  • Missing proof of general liability and workers' comp insurance.
