An inground gunite pool typically runs $55,000 to $120,000 all-in. The pool shell is only part of what you'll spend.

What the base price excludes

Most headline pool prices cover the shell, basic equipment, and a small deck. Fencing, extended decking, heaters, automation, landscaping, and electrical for the equipment pad are usually extra.

Site access, rock excavation, and slope corrections can add $5,000–$25,000 before anything is built.

The ongoing number

Chemicals, electricity, water, and service typically run $1,200–$3,000 a year, more with a heater. Budget for a pump or heater replacement every 8–12 years.

Get an itemized allowance sheet, a written construction schedule with milestone payments tied to completed phases, and confirmation of who pulls the permit and handles the required safety barrier.
